Verified Reviewer |They flooded my house
I am a Mungo owner in Lyman, South Carolina, reaching out to those who feel they have been wronged or even bullied by the Mungo home experience and/or employees. Unfortunately, I experienced both. From the initial sales meeting with Pam Jennings to conversations with the sales manager, Chris Piazza, there were nothing but half promises that never materialized, all to get a signature on a piece of paper.
Our builder, David Livingston, was not only lacking in building experience; he actually flooded our house 10 days from closing. That's just a small portion of the frustrations we had to deal with him. Rutledge Vaughn, the production manager, seemed not to engage with our needs and concerns, nor his builder's shortcomings.
I believe we should come together and make Mungo, who is now under the parent company of Clayton Homes, ensure that any future home buyers have a better experience than we did!

To whom it may concern:
I had the most horrifying experience dealing with the warranty department in the Savannah, Ga area. I had an issue with my sprinkler systems.
I could not reach a solution to the problem. My main issue was that the sprinkler was done unprofessionally. I had the systems off the first year of occupation. When I decided to turn the system on, I discovered multiple issues.
The main issues was that one of sprinklers was not there.I reached out to the warranty department. I have spoke to at least four individuals in that department, no resolution. I main concern was when I spoke to the the senior warranty manager Sean. I have never been treated with such disdain, unprofessionalism, patronizing and condescending manner my entire life.
After we could soled the issue between the parties.
I asked Sean to let me speak to his supervisor. His response was" I am the senior warranty advisor" my response was "every one has a supervisor" This individual yell to the top of his lungs His Supervisor's first and last name in a way I could not understand a word he was saying. In addition. I ask Sean to have his supervisor reach out to me.
I have yet to receive any correspondence from any one from Mungo Homes.
The issue of the missing sprinkler have not been resolved. Personally, I have had one of the most Horrifying experience with a national company in my life

Horrible!!!
Moved from NY to SC in 2019. Moved into what I thought was a 'brand new' development.
It ended up being the biggest mistake of my life. The property was built on a sinkhole! My tub was coming through my kitchen ceiling! Nail pops, cracked counters.
All this and they said it was my fault and would not give me any of my money back. Horrible company.
Takes advantage of people and does not hold themselves accountable. DO NOT BUY OR RENT A MUNGO HOME!!!

Mandatory Company Get Aways
I think its absolutely ridiculous for a company to mandate that their employees have to attend mandatory meetings, seminars and summits without their significant others. These meetings are basically open bar events that for most employees last until daylight.
It is apparently the norm at this company to host such gatherings regularly. The divorce rate within Mungo Homes is astronomical and this is exactly why.

Never completed the home warranty repairs, did not keep their promises, upper management as well as sales lied and passed the buck, said anything at time to appease buyers never followed through, high turn over of construction management and warranty managers - we had 5 diff warranty managers in 1 year for new construction home, no quality control

Terrible home builders that don’t care about nothing except loney
I was sold a home with *** in the floor that the builder said he would have fixed. I was promised a home with a completely sided yard but only got a portion, the door handles come off regularly and my grandchild as a result was locked in a closet, the water is not hot, hardly any water pressure, the streets are too close leaving hardly no room to drive through, thus experience is something I would not wish on anyone and it is absolutely not so where you wound be happy to live because as it seems everyones money does not look the same

New Home
I would like to say I spoke too soon about Mungo homes and the builders. I would just like to say Tony who works for Mungo is awesome in every way possible any concern I had he fixed not a week or month later in a quick timely fashion.
He professional and he keeps his word. Jordan also does great work and my home inside and out is beautiful.

Warranty it’s been 3 weeks HVAC system not working. Still no idea when will it work. Terrible experience.
We closed the house January 31 2023
First time turning the system and found out wasnt working. After 3 weeks later they said they have more problems we have to wait more.
No substitute or trying to help to make the home livable. It is 80 here.
And garage door is not working.

I am disappointed with Mungo homes. I bought a home in Greenville, SC and waited almost 11 months from signing the pre construction agreement in July 2021 to finally getting the home in June 2022.
While Covid and supply chain problems delayed construction for many builders, the delays with Mungo homes were pretty bad. I know friends who went with other builders in the upstate SC area and got their homes in less than 6 months in the same time period. The rush at the last minute to finish the home led to shoddy work.
1. Missing paint or poorly painted walls, stair railings and doors.
2.
Poor quality carpeting - The soft pad under the carpet moved and left some areas with uneven and bumpy surfaces. Now I am not even sure if the carpet is the grade 3 carpet I asked for.
3. 8 electrical outlets did not work in the loft, because the wiring was not connected. This was repaired when I complained.
4.
Drywall joints have visible bumps and bends in some places because the drywall compound was applied in lumps and not spread evenly and some studs are probably warped.
5. Shoe moulding is visibly warped and bent in several rooms creating a poor visual, where the walls at the floor seem bent. There are gaps between the shoe wall and hardwood floor.
6. I was verbally assured several times during the construction that a fence will be built when the linear footage will be known after the final grading.
When the final grading was done, I was told that it was too late to put a fence and that it had to be agreed upon in writing at the design center meeting.
7. The lawn is terribly graded and became worse with the final grade. About 1200 sq ft of the lot was lost due to a steep bank.
Right from the first meeting, before signing the agreement, I was told that the bank will be less steep and occupy less area. Besides the steep bank, the remaining backyard has many swells that are not needed that cant be maintained easily.

Preferred solution: Better quality expected, repairs and service have to make up for the defects. Lawn and grading have to be improved now and reworked.
User's recommendation: Lot layout and grading have to be checked. What is promised and delivered can be very different.
Customer Service
Mungo consistently cuts corners and states that contractors perform the work. Yes, contractors perform the work, but Mungo Homes/Clayton Properties is who the homeowner interacts with and PAYS.
Therefore, Mungo should take RESPONSIBILITY for the actions/lack of action by the contractors whom they pay. The contractors' reputations don't take the hit, Mungo's does. It's very disheartening that they will defend the contractors at times, "They didn't expect anyone to find that." A few issues:
Baluster platform not flush with surface underneath
Roof leaked twice in same spot
Multiple community managers (4/5) during process...one closed out work orders that weren't complete
Incorrect light fixture in flex room
Installed and charged for traditional phone jacks knowing that NO service was available in the area
Turn off exhaust in MB causes light to blink even when off
Strings not trimmed on carpet
I'm tired of typing, but there are many more.
Mungo needs to develop a quality control plan where they check behind the contractors. I can guarantee that if the contractors are in fear of losing a multi-state contract, the employees who cut corners will be reprimanded/terminated.

Verified Reviewer |Flooding in back of property
When you built my house 2yrs ago you all where not thinking of building next to me because it was a very low property and would take to much dirt to fill. Well I guess with house prices going up you changed your minds and started to fill in the lot.
Since you did that the rain water have no were to go but to flood my back property so bad that my daughter cant play in the yard.
I have pictures and videos of what it looks like but not sure how to send them through here.
I would like for someone to come out and see what is going on and try to come to a conclusion on how we can fix this.
This issue still not solved.
I got a good amount of rain last night and now have about 3-4 inches of water standing in the back yard.

Bought plot 2021, first walk round, we put blue tape, where things needed to be fixed, which they did, second walk round more blue tape, those never got fixed, the finishing off jobs were really bad, flooding around our house it did get fixed, there were some many things wrong, we have crosses in the window and they arent straight, and you can see that from the blinds, and it show on the outside, the windows dont shut properly, main bathroom the tub would have to be replaced it has a chip taken out of it, its the same with the master tub, the shower tray would need replacing, that has cracks in it, back splash has chips in it, cloakroom mirror has a big scratch on it, nearly seventy things that need fixing within a three month period, twenty nine things they need to address, the build of this house is good, it is just all the little things, that are good, I could go on an on about what is wrong with this house, I am afraid to to get the job fixed, because they might not be any better than they all ready are,

Less than half sod in backyard
Moved in our home a year ago. We were never informed that Mungo only uses a certain number of palettes of sod per lot until the final walk through and the other half of our flat yard was seeded and strawed.
I was assured by the builder that the grass would grow. At my 30 days warranty appointment( 90 days in the home) I inquired on the grass or lack there of and someone came out. I was told that the grass was not apart of warranty and to reseed it would be $700. I have owned my own home before and have never had to figure out how to get my grass to grow on a NEW BUILD.
I guess if I was a different race like my neighbor who I later found out after moving in that she fought to get her entire yard done with sod. Yet me and two other neighbors have the worst looking yards.
After being here a year, I would NEVER recommend Mungo.
Preferred solution: Sod the rest of my yard

Mike,
I am requesting that you never call my phone again. I have made this request before, and it has been ignored.
I believe that we should have no reason to communicate, unless something happens with the tradespeople tomorrow. However, should the need to communicate arise, it needs to be thru email.
You are truly one of the most unprofessional, ignorant, condescending people I have ever had to deal with. You have been nothing but combative and condescending after we had the final walk thru. Almost everything has been an issue with you.
From the initial hole in garage, to unfinished painting to not being able to lock the back door just to list a few. Things that clearly are Mungo's responsibility to fix, you have denied, deflected and frankly made this ownership experience miserable.

Their workmen experience
I have had several problems with my new home and Mungo only completed around half of the problems. They now tell me that my warranty has just expired and they will not fix my problems even though they knew about them before.
I think they are just lazy and dont care about quality. Please do not buy a Mungo home unless you want to be on the phone constantly and get nothing accomplished.
