Do NOT purchase a Mungo house I use the word house only because I cant use the true word ...Box of *** They are hustlers probably paying local state government officials to scam people. Do NOT purchase a two story as they are too cheap to even insulate in between floors. The wealthy Mungo families should be forced to live in these conditions. Theyd clutch their pearls if subjected to such *** work!

Major problems with our Mongo Patio home since 2002 in lexington Parkside Patio subdivision.adio subdivision

We bought the 4th home in our life for an easy maintenance dwelling in our retirement. I complained to the construction project manager and was told that's the way we do things here in SC?

The list of problems through the 18 years some which have been addressed but they still go on and on.

with the list of issues--

1. The sales office told me that it would cost another $1000 to complete the house as was shown to us by their sales person that we thought we bought.

2. I visited the job-site and found that all the ceilings were covered with (popcorn) surface finish, we asked for smooth finish. Again we ask the project Mngr.about this but again (no response.) Finally they started over and made the walls smooth.

3.

During this initial construction it was discovered that the ceiling framing installed was for a flat ceiling.. We were shown a finished home with a vaulted ceiling that we had selected. Again they wanted $1000 to correct.

4. They installed wooden siding with the specified USB grade siding.

After 2 years or so, we complained that the USB board was warping out from the siding. We complained, then without a call to us, 2 men started cutting the board out without us not knowing what was going on? I found out that these men were from out of town hired only to resolve this issue.

These "craftsmen" cut the a/c power to one of the dining room outlets.

Mongo sent out an electrician which found that these 2 wires were cut to the outlet. He then asked a strange request to not show that error to the Mongo people?

CYA! ????

5. During an addition of a sun-room, i discovered that there was no insulation on any siding around the whole hose? When i asked the project Mngr.

about this he said that that's the way it's done in SC???

6. The interier framing was done by a monkey!

7. Their was conversations with their home office but no satisfaction.

8. The landscaping company has not porvided a springler watering system for the last 2 years.Our lawns have been damaged by some carless workmen.by lawnmour cutting.the gress too short.

Mongo has ignored the servicing of the trees that was planted in 2002. Now they are 60 foot high and present a danger the our home. The MJS

HOA refuses to acknowledge this issue even though it was planted by them.

We owners are looking for resolution to our issues. We wonder what our MJS dollars are used for?

Hey I was extremely stupid! So if you just bought a home let me save you months of disaster! Walk around the house and bring a roll of take with you! Bring as many people to help! Tell the builder that you are going to walk around, and he should to a damn look at every corner! Ceiling especially if you upgraded like I did! My pitch looks like NC mountains! Explain to the builder please don't talk about the air or nothing first they will distract you on purpose! Please tell him to walk in every room and look! Make the builder so separate and triple check his rooms! Take a pad and write anything and everything down! They fooled me and I'm usually a pro at not being fooled! I would put head phones on and inspect! The main island cabinet was smashed like all the way across and you better know that they will act like they never seen it! Your doors will not close and have huge sunshine coming In! Don't be fooled about they all do that!!! Most importantly they fixed it but I never checked until a few weeks later the shelf fell the breaker kept tripping and the electrician came out! Then you get a 30-day inspection! They will come in and something like small they will tell you they might not fix that! Then they will have the contractors come in, and they will finally take care of it just so you felt wow I'm special! So the cabinet guy finally came, but he knows that he'SS getting paid, and cannot tell you that your cabinet is cracked inside and its going to collapse with your granite counter because they never fixed it just put a piece of wood and shot 1000 staples and glue! The cabinet was never fixed it was covered! Then your great warranty guy will hide outside stop the guy before he shows up so he can tell him just patch it up! Meanwhile, you have to leave cause you have children in school! So the cabinet guy can't tell you why you have daylight going through! But at least he feels bad and says I get you a new molding strip because 1000 staples and 5 minutes to rig it up just isnt enough time! So when your driving back into the neighborhood the warranty guy becomes a stalker waiting for you to yell at you I cant close the work order because hes going to have to come back! Yeah please dont let anyone touch anything like a paint brush thats isnt a pro! Please!!! So weeks later some othe cabinet guy will show up and when you ask him hey do you have the same molding because I paid extra and the other side don't look like this! Yeah, I wish you see the damage before the repaired the cabinet! Well the cabinet guy said the cabinet is still here and I can see how bad it was smashed because the added a piece of wood and painted it black!!! Then when you call the guy hes hiding around the corner all the cabinet guy said I just takes to him and hes in a meeting! Liar he told the cabinet guy just to add the molding with another 1000 staples! I seen that and my jaw locked like a pit bull! So told that warranty to stick it! I think the 6 months of being nice thinking they fix things to demanding that its replaced! Then what do you know Lazy lair shows up! He blames everyone and you know I had to get the kiddos so he stalked me again and came knocking on the door! Liar acted like well Im going to try to get you a new cabinet! *** that liar will not step on my porch! Please dont be nice! They will run a bulldozer over you! I just wish he actually broke in my house instead of the cabinet shelf falling! *** I would feel incredibly proud the body slam would have been so relaxing! Get this he came in and he grabbed my wallet of the counter! I actually was going to body slam him and hopefully smash the whole granite counter and cabinet! Thank God he put it back down cause the kiddos were watching him! When you kiddos say hes extremely rude! He actually helped me explain to the kids why great grades with benefit you and that liar is a looser! Please follow the simple rules! Ask for more! Use the blue tape and pad and tell the builder to please be quiet so you can inspect the house! Day light threw doors!! You demand a professional door installer and replace the rubber! Last but not least if you have really bad walls they will push them 11 months out! Say Nope I need it fix today! And make sure skilled labor!!! Termites they will scare the britches off on you! Stop them because its a diversion just so you dont address anything! Never sign anything unless you see it like double check everything! Please dont let the guys talk and smooth things out! They will blame others like the cabinet guys installed it someone else destroyed it!! Why would the cabinet guys cover it up! They get work and told to be quiet!! Please if you buy a house its easy once the leave its over they will not fix anything! For being the whenever you get a chance to when I seen the broken cabinet its game over no more nice guy! Pull your sleeves up because you might have to stoop to their level! Amen!!!! I hope this helps you! My sleeves are pulled up and I rather have the repairs done and force them to pay!!

A big waste of my time. I was looking to possibly build a Mungo home on my Lake Property. They are VERY ill equipped to do this. HUGE waste of time. They only have ONE person who handles the so called "Build on your site" program. He is nice but he is only one person and he is new. He has been out for 2 of the 4 weeks I tried to deal with him and they have Zero back-up. His boss is non-responsive when I left messages. Just doesn't care. They are not set up to answer questions that are not in a certain box. Not flexible at all to make most changes and in my opinion if you are going to call yourself a Custom home builder you have to be equipped to do this. Americas HomePlace is much more set up to do this than they are. It is like it is an experiment for them that is not going well. I will say I do like a couple of their homes but if I did not get a call from their one employee who told me I was better off going to Americas Home Place because they are more equipped to make changes and get back to me in a reasonable amount of time I would have come to that conclusion very quickly. Just wanted those to know who are thinking about this do NOT expect great Customer Service if you are thinking of going this route.

Preferred solution: Dont get into this area of build your own home with one person and without top management who cares about the consumer. Just wasting everyones time.

The Floors Started cracking and splintering. There was grout and puddy placed inbetween the floor boards! some of the gaps could have a quarter put through. contacted the company. sent 6 reps out 3 different times. They stated that they would fix it the first three times. the last time they came out and stated they would not fix the floors. that it was "natural wear and tear". now we have "hardwood" floors that look like they are 73 years old. Thanks Mungo. T ALSO. there HOA management group is garbage. they do not enforce rules. the neighborhood is starting to go down hill very quickly. Good Riddance.

So many things, where to start. we purchased our home the intention to put rock in our flower beds and a 4 ft. fence for pets and children. Our lot was larger than most thinking we would have a decent yard. Instead our home was set back further than most homes and we were told this is how it is and nothing we can do now. Then after you move in you need to apply for any outdoor changes, pay a request fee plus an additional fee if you pay online but they only reply via snail mail. You cannot ask before you purchase as you have no address to apply under so you cant find out until its too late. There is no list of what you can and can't do, as they tell you that you can only apply and see what they say. They give no explanation other than deny or approve. No suggestion are provided nor can you find any list that states these materials are not allowed. They make you apply for everything, storm door, flower beds, changing or adding plants, edging, and the list goes on. On many occasions we discussed our desire for these landscaping preferences, and we were met with that would look great. Not to mention when you end up with additional trees and utilities right in the middle of your yard and not you have to just deal with sewer or water connections in the middle of the lawn. When dealing with the HOA they avoid contact or questions. You can call for days and they dont Weser but they will send an email even when you request phone contact. They repeat the same answer over and over again with Zero clarification. You can only have one type of fence design with only wood. You can only have black mulch or pine straw. They dont allow edging you can see. Which is ironic because it would keeps the mulch in place when it monsoon rains here in SC. Not to mention rock would be better suited to prevent mosquitoes and allows proper water run off. Emailed applications should take no more than two weeks but took more than twice that, but they denied and blamed the mail carrier. The pool is small which they said was adequate for the neighborhood size. They provided one umbrella and less than 10-15 chairs for 146+ 3-5 bedroom homes. There is only the one garbage can that is meant for binging out on trash day. No trash bins near or around pool. Our HOA fees pay for WiFi and fountain service which are yet to be seen. The walking paths are unfinished and some parts not paved. Forget about their warranty. They tell you that what you are experiencing is normal and they will not service the product. Or they tell you its your fault and nothing they can do. They tell you dont steam mop floors and only use one brand of products or they wont cover the floors. We love our home but certainly disappointed that once you sign, they could care less at your happiness as a customer. Thankfully the neighbors are mostly awesome and we plan events that should be planned by HOA. Its okay at least we know how to have a good time.

Sloppy Work

Very disappointed in brand new home. Moved across the country to find my new home with Very SLOPPY work. There is paint all over the wood flooring, sloppy finish work, appliances not working &;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;; no manuals left, House was not in tip top condition when I moved in. I found, and beware, they make the model home perfect, all to fool you that they are the best builders, what a joke, your finished home wont look like the model. They build the house too fast, and find the cheapest subcontractors to get the houses up and finished, then youre left out in the cold. The carpet was left dirty, and they wont fix it or clean it, oh! did I mention paint all over the wood floors, that I have to find a way to clean up, because Mungo wont fix the problem. This builder does cheap, sloppy work and Im extremely disappointed.

Warranty

Nothing has been good since I bought my home last August! The warranty is awful!!! They don't fix anything!!! Paint job was awful from the get go I asked for them to re paint and I got a no I'm sorry the warranty doesn't cover it. The dry wall guys did a awful job they fixed my areas twice and now for the third time the cracks are back! I told my warranty guy that my ceiling it's right he said that's how it's supposed to look now I have bubbles appearing along with board lines showing up!! I'm furious ready to sell this house and be done with mungo! I have several family members who loved my neighborhood but I told them no don't but anything mungo!!

Drywall covering a sink cleanout

We bought our Mungo Home in January 2018. Since then, we had decided to replace our pedestal sink in our half bath with a small vanity.

We could not figure out why the cabinet would not go up against the wall. After further investigation, we notice the wall had a large bump. We ended up cutting the drywall to see what was back there and discovered that the drywall was installed over the cleanout for the sink. As you can see in the photos, the wall is warped because of this.

When we contacted Mung Homes about this, they told us that our warranty had expired and there was nothing they could do.

They sent me the number of the drywall company; they said they worked with, only to find out the drywall company would not touch a Mungo Home. I would not recommend a Mungo Home to anyone if this is how they conduct business.

Air Condition

To Whom it May Concern:

I'm writing to voice my complaint/concern I closed on this Mungo home on August 2016.7 Brown Tulip Dr SW Huntsville,35824 Oak wood Estates Lot 24.I been in here for 3 yrs for the most part it has been uneventful except for some cosmetics which Ive come to grips its not going to change because everything is about money. However the Air Conditioner is a different story it is leaking mine you this a relatively new unit its leaking from the Duct system and it has been leaking for awhile I happened to look up to the ceiling in my closet and notice a discolored stain that's indicative of a leak I immediately think the worst the roof is leaking I'm hoping and praying that's not the case.

I investigate to my relief and my frustration I discover its the air condition unit the duct work that's attached to the unit has a lot of water in the insulation I tried to call the people (All Weather Heating and Air conditioning) who actually installed it of course to no avail its a Holiday Weekend I get that. However I was able to reach someone else they showed up in about 1 hour after I called very professional He inspected the unit and determined its poorly insulated and that the air is getting into the system causing the air to mix with the cold air causing condensation build up thereby causing the duct to become soggy wet and ultimately leak. He also showed me with my hand where you can feel the air cold seeping from the unit in various places.He also thought something most of happen or something was done to the unit and ask if I was the original owner I said I was and that the only thing that happened to the system was that it wasn't cooling upstairs like it should they(All Weather) came back when I first moved in and over a 2 day period did some extensive duct work, put in some dampers for zones, a vent in the mother-in law suite bathroom that was missing and put a thermostat upstairs that wasn't there previously. I understand that you may need to have refrigerant added to the system which I had done since Ive been here however for a unit that's going to need major work I feel like this should be covered by the either builder or the company who installed it.

I would understand if I had been in here maybe 8 -10 years but this was a spanking brand new home.I'm sure the question is why do you feel this is true because first the gentleman has no reason to lie 2nd he came out on a Sunday and he didn't charge me to tell me that unlike All weather when I called about a smell the came guy out but didn't really do anything but charged me like $90.00 and lastly he didn't speak negatively about the other company besides I didn't tell him who installed it.

I'm seeking some recourse because this is no fault of mine. I Thank-you in advance for your attention to this matter

Absolutely correct on an HVAC that's new shouldn't have had those issues. I moved into my house, 2 yrs after built(not the original owner) and immediately had the exact same a/c issues as you.

I'm in Beaufort, S.C. Guess Mungo here had a different HVAC carrier but I had to get 2lbs of freon added and had the same duct leaks in my attic. The overflow/water catch was rusted and the a/c folks said that's normal from runoff but I wasn't too pleased with that answer. MUNGO is cheap and they just cheaply throw homes together.

I'm sure they have a quota to meet so they just hit n run...I'm with all these folks, I say Don't Buy Mungo. I made the same mistake and can only blame myself for not doing enough RESERCH on this company.

I too bought a Mungo home. Brand new.

Not even 2 years later, I was kicking out money for the A/C unit and here only 5 years in, I'm kicking out more for the A/C. The unit outside and the inside have both had something go wrong. It's 85 degrees in my house. Smh!

I and the A/C repair guy thinks they were dropped.

I also had a leak in the ceiling from the bathroom that I had to fix. I'm starting to think about whether I should sell now rather than later.

After 19 some years we have also had several problems with our mongo home, Prior to the year they srarted consrution they started using the worng plan that we prevsious agread to a other plan After this we found our HVAC was a cheap model and needed to be replaced 4 years later., We also had ac water leak that ruined the ceiling. Thier sales person was no longer in their company.

Without us seening the building going up and they not telling us about they had allready started building to the wrong house plan. We dold them they would have to rebuild per our plans. They then told us it woud cost an addional $1150. the renow it.

They then agreed to fix it at mongos cost We later found out that thier project mngr. was not using any of the required exterior code insulation alound the complete house !!! This has never been resolved. We initially noted that our supdivision was agreed to be ran by the MJS company.

This company is the Parkside Home Owners that as the rersponsibilty to oversee the duties for the owers and prvide the homes in this area. We are also being charged monthly my our MJS agreement for a home security system which does not work but is still require a monthly charge!! There are also chaarges for lawn springlers that to be repaired, Also, the Trees that boarder us sub division are not being trimed and may be future fire issue as happended once before.

AS of this day we not reprented by a nome owners group. BUYER BEWARE !!!!!!!!!

we are buying multiple house from mungo all house deals are extremely difficult and stressful. we have brought many houses in our life and sold some and this company is the worst company to deal with. the agents misrepresentation of price's ,incompetent, sudden lot premium price ? not to mention the attitude of the agent. there difficult company to talk with and they lie so many times.

Mungo homes are made of the cheapest material possible, from the floors to the floor boards, to electrical, air conditioning you name it they use the cheapest quality and hire the cheapest labor, so things are done as fast as possible without consideration to quality or how long something will last!! BUYER BEWARE!!! Absolutely the worst homes ever!!!

Do not purchase a Mungo home!!! They are liars.

They will attempt to keep your earnest money. They are slow with repairs. They will use an attorney for the seller and buyer which is a conflict of interest.

They use the cheapest products. Not professional!!!

Very unsatisfied customer

This is Mike Dye. I had a bad experience with mungo. I just closed on my house on 8-19-20 and my house was not cleaned when we moved in. Very Sloppy work was done and wasnt fixed yet. I was lied to over and over by mungo employees and i need someone to get in contact with me as soon as possible.

HVAC System and Construction Problems

I had a Yates home constructed in Savannah Hyland Falls in 2015. We were the first to bring this model to the sub division from Columbia.

This was supposed to be my wife dream home. It turns to be a nightmare. Lets begin, the house was not ready for closing, 3 days before closing look like someone had threw a hand grenade in the place. No walk thru before closing.

Construction people had urinated in the lower bath tub. Major flood leak from the shower upstairs draining to bedroom below with 8 months. Floors squeaking all over the house. I have more problems but I want to let you know now the Lennox ac has gone out.

We are talking about 4 years till now. I have pictures of all the shotty work. The last 2 project managers must was from Mayberry out of three. I believe the motto should be quality before quantity.

This is missing from Mungo homes. Sometimes I wish that I would have stayed in my home in Augusta Ga.

Lesser payment, lesser taxes and it was a brick home. What a mistake!!!!

One of the worst experiences of my life

We had a home built by Mungo in 2015, within a year our house began to show cracks in the walls the floor was separating. When they were called we were told that the house was just settling. They repaired cracks in the wall that came back within a week. It took them weeks to finish any work on the walls. Here we are four years later and our house it unlivable and have been told we need to move out due to the safety concern of the house. we have walls that are breaking a ceiling that is pulling apart. we are actually missing headers in the house the truss is not sitting on a support wall. our roof was not done correctly, the house is sinking. My plumbing is pulling apart, the electricity is having issues due to the separation of the house. Worst builder ever!

Call Mungo and tell them every house they build has a 10 YR structure policy. Make them SOBs come out and fix your house.

If not, you have a reasonable and winnable lawsuit on your hands! Mention "attorney:" and you'll get their attention.
